From Concept to Construction
The start of something awesome...
I love having our first meeting in person, but can arrange online or phone meetings as requested. This first meeting is the best way to connect, talk through all ideas, and come up with a design plan and scope of work that will meet your expectations and construction budget.
Design Phase
As we go through the design process we will be passing plans back and forth fine tuning the design. You will get basic plans, elevations, and a front view. If you need some help visualizing, ask me about my 3D model package where I upload your house and you can walk through it on your computer. The design phase drawing package will have enough information to pass onto a builder for pricing.
Construction Drawings
Once you are completely happy with the design, I will begin the Construction Drawings. This is the package that you need for permitting and construction. It will have all dimensions, notes, and details.
Drawings included in the Construction set:
- Site Plan
- Grading Plan (as required)
- Floor Plans for Each Floor
- 3D View
- Foundation Plan and Details
- Roof Plan
- Building Section
- Stair Section
- Exterior Elevations
- Structure Plans
- Electrical Plans
Upon completion you will receive a PDF of the final drawings.
Engineering and Energy Models
Some projects may need an Engineer to stamp some key elements. Whether you want to use an Engineer I recommend or one you already know, I can coordinate directly with them to make sure that everything's perfect.
I design all homes to meet the current energy code. Sometimes it makes sense to model the energy usage of your home in order to save on construction costs. Energy modeling is done by a energy specialist and I will work with them to ensure your house meets the efficiency you are looking for.
